首次买房求助，能帮看看这个律师报价靠谱吗？急急急

如题，中介推荐了个律师，我们的情况比较简单，first time buyer，就是自有资金+贷款，没有从国内运钱；
所以感觉可能用哪个律师都差不多，中介的说不定可以快些？因为跟中介提了想尽快入住；
之前银行办理AIP的时候，银行工作人员也说了他们有律师推荐，给看了好多，报价从880-1400不等；
在论坛各种看帖子之后知道要问律师是否在银行的panel里面，除了这点，能帮看下律师的这个报价吗？之前银行也没细说他们的律师报价是纯律师费还是什么，结果中介的律师报价发了一系列东东~ {:5_145:} 还有，之前论坛提到个看中介评价的网站，一下子找不到了，好心人能再说下吗，跪谢~

  •     Bank Telegraphic transfer fee: £25.00 plus VAT per transfer

  •     Bankruptcy search fee: £2.00 per name

  •     Land Registry search fee: £3.00

  •     Lawyer checker search fee (online): £12.00 plus VAT

  •     AML (anti-money laundering electronic ID check): £13.50 plus VAT (per name)

There are no additional charges for storage fees, photocopying, faxing, postages, stamps, scanning, telephone calls, letters or emails etc. Our above fee is “all inclusive”. Please look out for hidden extras/very small print, when obtaining quotes from other firms.

As part of my service I allow clients to contact me on my mobile, out of normal office hours, including at weekends. I charge no extra for this.

律师费偏贵，其他正常收费。看你要不要找当地的律师了，一般伦敦的贵，北边的便宜。
反正不用跟律师见面，都是电话邮件，所以地点不重要。 我用的律师在北部，律师费报价是500-600，你可以查查他家网站，我觉得服务还行,挺快的，gift money也差得不是很严，一封父母email说是赠与他们就接受： ramsdens.co.uk

如果案情不复杂的话，律师费控制在£1k total. 比较合理。我买卖房子多次，最贵的杂七杂八加起来不超过£1500. 最便宜的杂七杂八加起来£800多一点。当然需要亲自电话讲价之后才会有的结果。就是个过程服务，当然是越便宜越好。

我这个律师费看起来小贵了一点点，但是如果比照你说的杂七杂八这些费用，感觉超出1500很多啊？感觉直奔2000+了，是不是他列的一些项目有的不是必须的？

我用过的最便宜的律师，收费£125. 千真万确，在谢菲尔德附近，当然服务不咋地，不摧就不动。

现在用的一般便宜房子收费低，500-600，贵房子收费高，900。伦敦地区跟我们北方不是一个世界，不能比的。

这些search是必要的，貌似也不是律师赚这钱，是付给提供报告的公司的。
我遇过中介介绍的律师的不合理收费是filing fee, 邮寄费，影印文件费，第二次买房询问其他律师才知道大部分都没有这种费用。
伦敦地区我之前问几个是900到1200都有，我选回复email最快的 {:5_142:}

报价一千多还正常了，关键你要看他回你邮件的速度。速度越快，回答问题越到位就选，不然就考虑换一个。因为成交速度取决于双方律师的处理速度。

谢谢谢谢！回邮件速度还行吧！给我发的报价邮件，我之后回了一些我的疑问，大概20分钟就回我了。
不过我们买家和卖家都用的中介介绍的这个律所，律师自己跟我提到了这个问题，他说不是大问题，这个你觉得有毛病吗？
这种同一家，是不是相对交易速度会快一些？
他的回复：
Please note we have just been instructed to act for the seller of the property also, I am not aware of any conflict of interest between you and the seller and as such our professional rules do allow us to accept both sets of instructions as long as each party is separately represented within the company. To prevent any conflict we implement a “Chinese wall”, which is an administrative screening process developed within a law firm to segregate lawyers and administrative staff from their counterparts.

你的律师是为你服务的，从你的利益出发的，同一家的律师我没有用过，四五年前我买新建房没有用开发商的律师，找了当地比较出名的一个律师事务所，你要是有顾虑就换一家。
