其他都准备就绪的情况下,想让中介给underoffer ,但是就差mortgage offer。需要remortgage一点点,问问有经验的同学最快多久能拿到mortgage offer,注意是remortgage不是普通mortgage。谢谢(步骤都是什么,好像要预约survey)

新问题, 我一朋友知道我最近在问remortgage的问题,今天一早给我打电话说他的broker改口了,事情是这样的,我这朋友有两套房,都是全款付清,无贷款,这次想买第三套房但是想拿其中一套remortgage来付房款。我朋友说可以用抵押的那套房子将来出租用,这样有个租金收入plan可以顺利remortgage,之前问过他的broker说可以remortgage 100k,后来他看好了一套不错的房子,今天早上见的broker准备做remortgage,可是broker改口说需要这个房子以前的出租记录,而不是之后的plan。

问题是之前两套房子朋友都没有出租过,都是自己用,没有出租过就不能remortgage吗?他问我,我也一头雾水啊。
现在broker说只能按他工资的四倍来做正常的借贷。就是说不能给他做remortgage了,那这样的话我朋友就买不了第三套房子 啦。
他跟broker确认了好几遍,然后问我怎么办,我现在借我帖子多问个问题,如果一个人有两套房子,拿一套做remortgage怎么做,谢谢大家了

It depends, are you staying with your current lender? Or switching to a new lender?

Both will need a survey (valuation)

If switching to a new lender, you will also need a solicitor.

很快,只要你们目前的mortgage已经结束了,而且找好想要remortgage的银行,银行会派人来评估你的房子,然后给offer。你还得找律师来处理这些事情。如果顺利的话1-2个月就可以了

Then it will depend on how soon the survey/valuation can be carried out by your new lender. If the property is in London then I guess it can take quite some time?

Also, you will need a solicitor to handle the switch.

你朋友的broker很不靠谱,我们家的情况就是买house的时候,把之前我们自住的房子拿来remortgage了,完全没有任何问题,就是银行的surveyor来看房,估价给银行,然后把residential mortgage 改成buy to let, 只要loan to value没有超过70%就不会有问题

你朋友remortgage借buy to let mortgage,可以找几个租房中介做evaluation看可以租多少钱,buy to let mortgage是根据房租来借,银行接受租房中介的valuation的。

我朋友也这么想的,百思不得其解。他想换个broker。对了,您的这个过程用了多久啊,就是从suveyor来估价开始算一直到确定下来可以出remortgage offer。用了多久?

成龙大哥,关键现在是卖方市场,我和朋友都怕各自看好的房子被别人抢去,所以他应该也很着急,当然越快越好。依您的意见。他是不是该换个broker,毕竟他有两套房子了。不应该贷不出来的。对了,他想出租的那套市场价230k左右,他现在又想多借几十k装修的钱,也就是他想remortgage150k,应该:) 问题不大吧

如果broker说不行那不换broker能行吗? 有一个办法就是借secured personal loan,利率高些(6%左右),但非常快,先把钱借出来,然后再搞remortgage把loan还掉。

啊?要那么久啊,可是要想让中介under offer 中意的房子,他们需要这个remortgage offer,您说的是remortgage把钱贷出来要2.3个星期吧,我希望是,因为我们俩现在就担心这个offer AIP 有了它才能中介才给under offer 房子.

Agent 需要这个remortgage offer, why? Agent surely know that it will take you at least a few weeks to get one and will cost you a few hundred pounds.

Key questions now is: Has the vendor accepted your offer yet? And does the vendor actually want sell the property to you? It sounds like the vendor does not want to make any promise?

Normally all they need is the valuation/survey booked on the new property + your solicitor to start the work, i.e. you show that you are a serious buyer as you are spending money on this new purchase.

Your remortgage offer will take time to get, and it should be done simultaneously along with your new purchase, because you don’t need to remortgage if you don’t have a new purchase…

最快多久能拿到mortgage offer - you need to ask your lender how soon the survey/valuation can be carried out. It depends on how busy your lender is and mainly how busy the surveyors in your area are.

You should worry about the new purchase, more than the remortgage offer / under offer… Have you booked survey/valuation for your new purchase yet?

还没有book survey 啊,不过我和我的broker联系过了,他也跟中介通过电话了。还有不是说有了under offer之后律师才介入吗。介入那么早万一有别人的人出高offer怎么办。我看好的那个房子的中介现在说要三个东西才能给我弄under offer,一是deposit也就是cash,名下bank statement,二是AIP. 三是ID. 现在就剩remortgage AIP 没有了.

Does your agent need “remortgage offer” or “remortgage AIP”? They are two different things. Offer requires a valuation and AIP doesn’t. AIP is so much easier to obtain.

  • 已选好房子? Already purchased a new home / exchanged contract? If not, then it means 有chain.

SORRY ,是 AIP ,不是offer,:stuck_out_tongue: ,中介没说卖家已买好房子,但是他一直强调绝对是no chain。您的意思是问清楚到底买好房子了没。还是问清楚签合同之后一定搬出房子之类的。

In that case, ask your mortgage broker to get you an AIP on the remortgage, then get your broker to confirm that with the estate agent.

Yes, you can ask agent to confirm vendor situation. Although it wont make much difference to you.
